Co-operative apartment weeks for sale
The
Co-operative Association of Flat Owners has eleven apartments at
Carihuela Park. The owners are mainly Dutch and British and a
Co-operative of Owners was formed about 25 years ago. Our
co-operative is strictly non-profit making and it has been very
successful in providing members with holiday apartments in
Carihuela. We do not advertise and our membership grows by
personal recommendation. The complex is affiliated to
7Across so that if members do not wish to go to Carihuela
each year they may deposit their week(s) in the “space bank” and
choose a different week(s) and/or location from the 7Across website. Owners have therefore a choice of
holidaying options in luxurious apartments in many different
countries.

Buyers
In addition to the sale price the only other fee that a
purchaser should be aware of is the contract fee of £95 (€105). This
is a membership contract that permits you the use of the purchased
apartment weeks, and is by far the easiest and quickest method of
purchasing. We also offer an alternative to the contract system by
purchasing the deeds for the week/s rather than a Cooperative
contract. This involves the services of a Notary and the cost of
this service is €500. This is the charge that the Notary makes for
the legal process of producing new deeds. The fee remains the same
regardless of the number of weeks purchased. Where there is more
than 1 consecutive week for sale, some owners (sellers) may be
willing to accept offers for multiple weeks. Further information is
available regarding the choice of either contract or Deeds.
Sellers
The Co-operative does
incur administrative costs and therefore 10% of the agreed
price will go to meeting these costs. It is important to
follow instructions and take up any query with Phil Rodham
in the first instance, as direct contact with the notary in
Holland may incur additional charges.
Service Costs
There are circumstances
when the seller has paid the service cost for the year and the
week involved is in the future. (E.g. week 44 (November)
being purchased in March). In these circumstances the
seller will be entitled to use the week, rent it out or bank
with DAE. In some circumstances it may be possible for the
buyer to use the apartment with the agreement of the
seller. This can be agreed as part of the purchase
negotiations.
Current market situation
There has been an increase in the number of apartments coming up for
sale.
This is no doubt due to the current economic climate. Asking prices vary but the market is
extremely
quiet. Members who have their weeks up for sale may have to be a little
patient. Our only method of advertising is by mailshots to
members; the noticeboard at Carihuela; word of mouth and now the website. It is not our intention to move away from
this
concept, though we are exploring other avenues.
